LeakBot measures both the air and pipe temperatures in your home. If you have a leak, it will continually draw colder water from outside into your home, creating a consistent drop in temperature. LeakBot senses the prolonged and consistent drop in temperature and sends an alert to your mobile phone.
LeakBot clips onto your internal water main pipe and will detect leaks on any pipe with a water flow that it’s fitted to. Installed correctly, it should monitor all the hot and cold water pipes running throughout the house. LeakBot does not monitor systems in your home that are ‘closed off’ from your main water system; for example, a central heating system, a wastewater system, or an extension to your house with additional stop taps.
Eligible Selective Personal Lines (PL) HO3 and HO5 customers will receive an email invitation to get a complimentary LeakBot. Device quantities are limited and are available on a first-come, first-served basis.
Eligible Selective customers who accepted our offer for a Ting fire prevention sensor are receiving LeakBot to help them add another layer of protection to their homes. However, installing LeakBot is optional. If you prefer not to install it, you do not have to return the device to Selective or LeakBot; simply discard it. Your current policy premium will not be impacted if you decide not to use LeakBot.

Many leak alerts tend to be small and easy to fix, like a running toilet or dripping tap. The LeakBot app will help you identify the source of the alert.
If you cannot locate the source of the alert or cannot remedy it yourself, you can schedule an appointment for a LeakBot plumber to come to your home and repair the leak.
A LeakBot plumber will locate and remedy leaks using the data from your device.
The leak location and repair services are subject to LeakBot's terms and conditions, which will be provided when booking a home visit.
The home visit will include all labor, subject to a parts limit of $250 for each job resulting from a LeakBot alert. All parts provided are standard and guaranteed for 12 months.
Selective is not responsible for the cost of plumbing events not detected by LeakBot.
A prepaid FedEx return envelope is included in each LeakBot shipment. If you change your mind about using LeakBot, you can return it to us at no charge. If you need a replacement return label, please email our customer service team at help.us@leakbotsupport.com.

If your LeakBot device is disconnected, the associated discount on your homeowners policy will be removed at renewal.

If you are no longer insured by Selective, you will lose access to the plumbing services that support your LeakBot. Your LeakBot will continue to monitor your home for water leak events.
